<p>Become Debt Free Method 1:</p>
<p>Do A Mortgage Refinance.  Lock in at a lower rate or shorter term.</p>
<p>For many loans, a refi at a shorter term means a lower rate, as well.</p>
<p>Also, because the rate is lower the monthly payment is usually not that much more per month.  </p>
<p>Become Debt Free Method 2: </p>
<p>Mail extra principal payment chunks each month.</p>
<p>Don&#8217;t worry if it is small.  Attack that principle as many months as you possibly can.</p>
<p>Become Debt Free Method 3:  Set Up What Is Called A Bi-Weekly Mortgage.  All you need to do is pay it every 2 weeks.    </p>
<p>Most banks can help you set this system up.  If yours can&#8217;t find a bank that can.</p>
<p>In essence, you are dividing your payment by 2.  By mailing a check every 2 weeks, an extra payment occurs at the end of the year, which is subtracted right off of your loan amount.</p>
<p>This extra payment can have alot of impact in reducing your loan amount and the time it will take to pay it down.</p>
<p>Become Debt Free Method 4: </p>
<p>Use A Software Program that manages a second line of credit or home equity line to systematically reduce the original loan amount.  </p>
<p>This is not new.  There are a few companies that marry these 2 tools.</p>
<p>It is sweeping the USA, but has been popular in Australia and England for decades.</p>
<p>While all four strategies can help you to pay off your mortgage early, the last one is by far the most effective one I have ever seen.</p>

			<content:encoded><![CDATA[<p>A short sale is when the loan company (bank, home loan company, etc.) who holds the mortgage on a home, agrees to discount the loan balance due to a financial hardship on the part of the homeowner.</p>
<p>The homeowner actually puts the house up for sale. Then a potential buyer submits a purchase offer that the homeowners, and the mortgage company, already know is less than the total balance of the loan.</p>
<p>Once the offer is received the homeowner forwards it to the mortgage company because they are actually in control of the transaction. The lender will review the offer and decide whether, or not, to accept it. If the mortgage holder accepts it, then the house is sold, and the remaining balance of the loan is typically forgiven.</p>
<p>A mortgage company will only consider a Short Sale when the homeowner is in some kind of financial hardship like a loss of job, serious illness, etc. Also the monthly payments are significantly delinquent. And the amount owed on the loan is more than the house market value. And a foreclosure appears to be unavoidable it things continue as they are.</p>
<p>It will benefit you because you avoid foreclosure and you get a satisfaction of the debt. A mortgage company will opt to allow a short sale if they feel that it will be a smaller financial loss rather than letting the loan fall further behind and eventually ending in up in a court foreclosure. Short sales have been around for decades. They are becoming more common now because of the current U.S. economy and the national downturn in the real estate market.</p>
<p>Especially now as many homeowners are out of work. Plus, they are behind on the mortgage payments, plus home values have declined to where they owe more than the house is currently worth.</p>
<p>These are the types of distressed situation that must be established by the homeowner. It is a condition which must be met in order for the mortgage company to consider a short sale.</p>
<p>The key factor to keep in mind is that short sales are solely a financial decision to the mortgage company. If their calculations that show a short sale will be financially better for then it is likely to be approved. On the other hand, if there are a lot of problems like other mortgages or liens on the property, co-owners disagreeing on what to do, current bankruptcy proceeding, etc. then that mortgage company may decide a foreclosure would actually be fewer problems.</p>
<p>If a short sale is approved for the homeowner then there will be no foreclosure showing on the credit report. Instead it will show as a paid settlement for less than the total amount.</p>
<p>Of course, a settlement is not as good as a mortgage paid in full. But it is significantly better than having a foreclosure. And extremely better than totally ruining your credit by just walking away from the home without attempting to resolve the issue, as some people are recently choosing to do.</p>
<p>In closing, the important things to remember are that Short Sales are only for people looking to get out of the home while minimizing the damage to their credit. They are not for those looking to save their home. Short Sales are not automatically approved Mortgage Company. You have to contact them. Then prove that you are in a distressed situation, it is not likely to improve soon, and foreclosure will occur if nothing is done. And, if the mortgage company agrees to consider a short sale, then they will be in control of the transaction. It is important to educate yourself about the short sale process BEFORE you attempt to contact your Mortgage Company. This will greatly improve the chances of them accepting the short sale option.</p>

			<content:encoded><![CDATA[<p>Buying your first home is down right scary for most people. Your facing the unknown in most cases. Terms you don&#8217;t know&#8230;payments your not sure of&#8230;and I wont even mention the contracts to sign. Some studies show that some people are so over come with anxiety that they wont take the first steps to even buying a home.</p>
<p>For most of us, buying a house is the largest purchase we will ever make. and of course the first time is by far the hardest. So make sure to take advantage of ALL the home buying information you can.</p>
<p>Be sure to prepare yourself before buying. Here are six steps to follow before buying:</p>
<p>1) Before you start your house search, think carefully about what it will be like to be a homeowner. For most people, home ownership is an integral part of the American dream and the advantages (tax benefits, sense of home, financial investment) far out weigh any drawbacks.</p>
<p>2) Know your credit. This is the first thing a lender is going to look at. Your FICO score will probably range from 400 on the low end to 850 on the high end&#8230;the higher the better. Contact one of the three major credit-reporting agencies to obtain your credit report and make sure it is accurate. If it isn&#8217;t, you&#8217;ll need to contact the credit agencies to find out how to resolve any issues. You can also work with a credit repair agency, but beware, as there are a lot of scam artists out there, especially online. I would not use anyone unless they were referred to you by someone you trust.</p>
<p>3) Know your finances. A down payment is a big barrier to homeownership. There are, however, many different loans/mortgages out there that offer low down payment options. You should work with a quality mortgage broker or banker to find out what would work best for your situation. And don&#8217;t forget the government&#8230;a HUD loan is usually a great way to get into your first home also. Again, check with your broker or banker for more specifics.</p>
<p>4) When meeting with a good mortgage broker or banker, ask them to pre-approve you, not pre-qualify you. Pre-approval is an actual underwriting of your file (whether manually or auto-underwritten) and will let you know how much you can actually spend on a house and up to what rate you would be able to go to. This means, of course, that you will have to provide your income documentation, credit, and various other items required by the lender to actually underwrite your file. When you are ready to make an offer on a home, you&#8217;ll have more bargaining power over someone who is just pre-qualified, which just means someone has looked over your info and thinks you would qualify for financing.</p>
<p>5) Look into down payment assistance programs. While meeting with your mortgage broker or banker, have them look into any down payment assistance programs that may be available. They should have an idea of what would be available to you. There are many programs out there run by counties and cities and other governmental agencies. The trick is to know about them, first, and then to see if you qualify for them.</p>
<p>6) Look into first-time home buyer classes. Many lenders and Realtors offer home buyer education classes. They are usually 2 to 4 hours long and will walk you through the process of applying for a loan, working with a Realtor, making an offer, going to escrow (closing), and various other responsibilities associated with owning your own home. And realize that whoever is putting on the class is will also try and sell you on their services, which is fine, but you are under no obligation to use them.</p>
<p>By following these six steps you&#8217;ll be well on your way to homeownership! Remember, ask lots of questions and make sure you understand exactly what is happening. Always try to get referrals from people you trust. Good luck.</p>

			<content:encoded><![CDATA[<p>Congratulations to the millions of Americans who had big savings accounts, massive equity in their real estate and great and high paying jobs before the recession. Even more so to the ones who still do!</p>
<p>But, millions of other American homeowners had not achieved such a lofty place financially when the recession hit. Some of them are young and just getting started on wealth-building. Some are less fortunate, less well-connected. Some are in the midst of personal problems such as divorce or death in the family or are sick themselves. Some of these folks are distracted form wealth-building by interests such as church or the environment or helping victims of domestic abuse, etc. Some just have vocational priorities like teaching or preaching, that don&#8217;t pay very well.</p>
<p>And, finally, another millions of other American homeowners participated in a horrendous and shameful scam that foolishly, greedily and sometimes fraudulently enabled them to borrow too much money from the banks who borrowed too much from Wall Street who borrowed too much from the world&#8230;oh, my!These characters not only used that money to purchase dwellings near and even in &#8220;good&#8221; neighborhoods way above their class but they had the audacity to actually move their families into them! Wow! Everyone seems to agree that these guys can be dealt with by foreclosure.</p>
<p>Both heroes and villains abound in all three groups. My work in foreclosure-related consulting has put me across the dinner table and on phone lines with thousands of American homeowners in trouble. And, the vast majority of homeowners in all three groups are heroesAmericans just trying to extend our heritage of restlessness and hope for a better life for our families.</p>
<p>I bristle when I hear the industry pundits pander to smug viewers by attacking the members of the financial lower class. Certainly there are as many housing crisis villains in the wealthy upper-class as in the struggling lower-class.</p>
<p>So, let&#8217;s be nice! It&#8217;s the bad guys we&#8217;re after. Let&#8217;s bring criminals to justice but let&#8217;s lighten-up on the snootiness factor. And, after all, we all bought homes with the booty. It could have been worse!</p>

There are some things that hold a lot of weight in this rating, such as how the borrower has paid his bills, his credit lines and the stability of his job.</p>
<p>Improving as many of these as possible will improve your credit rating. These are a few of the items you can try to influence.</p>
<p>Your bill paying history is very important, and you can start fixing that right away. This is not to say that your old history will not have an impact, but if a lender sees that your recent transactions reflect a history of on time payments, this will have a favorable influence.</p>
<p>If you are thinking about a mortgage, this will not be the time to be opening any additional credit accounts. Even lines of credit that have no balances are frowned upon by bankers because of their potential for use. A new position could mean that you are in a probationary period, or with a layoff would be the first one to be let go, and therefore not able to keep up payments.</p>
<p>Another job decision that can influence your mortgage is retirement.</p>
<p>Regardless of whether you have sufficient retirement funds, a lender prefers to see a salary before issuing a loan. Apply for your mortgage while you are still working, and then begin the retirement process.</p>
